Access Statement for Stewards Cottage Bed and Breakfast

Introduction

We aim to cater for the needs of all visitors in our home which has three bed and breakfast rooms. The following statement is a summary of our provision. If you have any specific questions please feel free to contact us and we will try to help.

Pre-Arrival

• Potters Bar or Hatfield railway stations are both about 10 minutes away by taxi (details below).

• Unfortunately there is no public transport to Stewards Cottage.

• If you are arriving in the UK by air, please ask for our separate "Getting Here" details.

• Due to the nature and age of the house, Stewards Cottage is unsuitable for people with mobility or visual problems unless accompanied.

Arrival & Car Parking Facilities

• There is plenty of space outside Stewards Cottage for parking. The house is situated on a flat, unmade farm track. The path to the guest's front door is gravel.

• We can assist guests with luggage.

• It is possible to have rear access to your vehicle when parked.

• Although there is no street lighting the main entrance and the path are lit at night.

Main Entrance & Reception

• There are two stone steps up to the main door of 110cm width and 26cm height.

• There is a metal handrail either side of the steps.

• The front door is usually kept locked, but you will be given a key to the guest front door at the side of the house.

• The key is placed in the door at night in case of an emergency.

• The guest side door has two stone steps of approx 17cm height and 104cm width.

• There is a metal handrail either side of the steps.

• Guests will be shown the facilities on arrival.

• The main entrance has an 84cm wide door into the lobby with a 76cm door into the dining room.

• The lobby has a tiled floor, but the rest of the guest area of the house is carpeted.

• There is no reception area as such as the internal door leads directly into the dining room.

Public Areas - General (Internal)

• There is a doorway of 73cm leading from the dining room to the corridor and stairs.

• The corridor from the dining room to the stairs and the sitting room is 98cm wide.

• All corridors, landings and stairs are carpeted.

• The guest sitting room and the dining room are on the ground floor.

• There are 13 stairs to a small landing followed by a further stair to the guest landing.

• The stairs are 17cm high, 10cm deep and 90cm wide.

• There is a further small stair 4cm high at the turn of the landing and 2 extra stairs 14cm high, 23cm deep and 74cm wide down to Laura's Room.

• The landing is 78cm at its narrowest point.

• There is a good colour contrast in all areas.

Public Areas - WC

• One bedroom is en-suite; the other two use the private WC.

• No public or ground floor WC is available.

Dining Room

• Breakfast is served in the dining room on the ground floor.

• The room is adequately lit.

• Guests use the family dining table with a central support column.

• Chairs are armless and can be moved.

• The table has an underspace of 64cms.

• We can cater for special dietary requirements.

• Stewards Cottage is a no smoking area.

Laundry

• An iron and ironing board is available for guests.

Bedrooms

• Unfortunately there are no bedrooms suitable for wheelchair users.

• Smoke alarms make a harsh beeping sound on the landing.

• Bedrooms have a small remote controlled TV.

• All bedrooms are carpeted.

• All bedrooms have bedside lights and overhead lighting.

• All bedrooms are reached via the staircase already described.

• All bedrooms have WiFi available.

Laura's Room

• There are 2 extra steps down to this room as described.

• The corridor width is 79cms.

• The door width is 68cms.

• This is a double bedded room with en-suite shower room (see below for details).

• There is a small TV with a remote control.

• A cordless kettle with tea and coffee making facilities are provided.

Sarah's Room

• Door width 76cm.

• Twin bedded room.

• Guests in this room use the bathroom and separate WC (see below for details).

• There is a small TV with a remote control.

• A cordless kettle is provided with tea and coffee making facilities.

Lizzie's Room

• The door is 73cms wide.

• This room has a single bed.

• Guests in this room use the bathroom and separate WC (see below for details).

• There is a small TV with a remote control.

• A cordless kettle is provided with tea and coffee making facilities.

Bathroom, Shower-room & WC [En-suite or Shared]

Laura's Room en-suite

• Door width 61 cms opening outwards.

• The shower cubicle has a sliding door.

• The height of the step into the shower cubicle is 28cm.

• The basin is semi-recessed and mounted on a vanity unit.

• Good colour contrast between floors and walls.

Bathroom

• Private bathroom 6 meters from bedrooms.

• Small step at turn of landing.

• Non slip Amtico flooring.

• The door is 68cms wide and opens outwards.

• The bath is semi recessed to provide shower area.

• The bath edge is 54cms high.

• Good colour contrast between floors, walls fixtures and fittings.

• Thermostatic mixer shower.

• The bath has a mixer tap.

• The wash basin has a mixer tap and is set in a marble topped vanity unit.

Separate WC

• The WC is next to the bathroom.

• It is 5 meters away from the rooms.

• The door is 61cm wide and opens outwards.

• Non slip Amtico flooring.

• Small semi recessed basin.

• Height of basin 77cm.

• WC is 40cm high.

• Good colour contrast between floors, walls, fixtures and fittings.

Grounds and Gardens

• In summer guests may have their breakfast in the garden.

• Garden table with four legs and underspace of 67cm.

• The chairs are armless.

• Guests may use the garden and the orchard.

• There are garden benches available.

• There is an unfenced pond in the orchard area of the garden.

• There are gates which must be kept closed to prevent animal ingress.

Additional Information

• Mobile phone reception in generally good.

• All rooms are WiFi enabled.

• We are able to use front, back and side doors if needed for evacuation.

• Stewards Cottage is a no smoking area.

• There is a small chiller in the bedrooms which can be used for medication and we can put larger items in our refrigerator if necessary. Please ask.
